COMMUNITY DEVELOPMENT
Like a body that has been neglected and no longer functions well, Frazier urgently needs rehabilitation. Too many lots are vacant, too many houses are either abandoned or in disrepair.
But Frazier’s potential is huge. Located less than two miles from downtown Dallas on DART’s new Green Line, it is just minutes from major employment centers such as Baylor University Medical Center, the central business district, the Southwestern Medical District and the southern Dallas Logistics Hub.
It is home to award- winning educational institutions such as Julia C. Frazier Elementary and the Margaret H. Cone Head Start Center. Bordered by one of the state’s signature attractions, Fair Park, and the White Rock Creek greenbelt, the neighborhood’s other cultural assets include the African American Museum, the South Dallas Cultural Center, the Women’s Museum and a museum dedicated to Civil Rights leader Juanita Craft.
FRI will create an inclusive, sustainable community by building housing and commercial space in partnership with other outstanding urban developers. We build to the highest standards for people of all income levels, including both mixed-use, transit-oriented development and single family homes.
Hatcher Square
FRI is delighted to work with McCormack Baron Salazar, the nation’s leading for-profit developer of economically integrated urban neighborhoods, to build the first transit-oriented, mixed-use development in southern Dallas. Located at the Hatcher Station on DART’s Green Line, the $30 million development will bring all the amenities of urban living to South Dallas/Fair Park. Residents will live less than five minutes from downtown Dallas and Baylor University Medical Center. With 25,000 square feet of commercial space, the development will create between 200 and 300 permanent jobs, making it a place to work, shop and play as well as to live.
Frazier Fine Homes
In conjunction with some of the region’s finest builders, FRI has created a model for single family housing that is affordable without sacrificing the quality generally associated with much more expensive homes. From the all-brick exteriors to the beautiful interior spaces, Frazier Fine Homes are an asset on which families can build a strong economic future. By working with buyers to instill the knowledge and skills necessary for successful home ownership, FRI is rebuilding the neighborhood’s social fabric as well as its physical fabric.
Neighborhood Stabilization Program
There are many paths to home ownership, and FRI is helping families pursue many of them. In 2009, FRI was chosen under the federal Neighborhood Stabilization Program to acquire vacant or foreclosed parcels, replacing properties that are a menace to their neighbors with new homes that are assets to the community. Concurrently, we will help families acquire the knowledge and skills to be successful home owners, helping them not only improve their own lives but add value to their neighborhood. |
